Read the terms of our serviced apartments in Brisbane

1. Important Information

All bookings are subject to these Terms and Conditions. By proceeding with a booking or payment, you agree to be bound by these Terms on behalf of all guests covered by the reservation.

Bookings of 90 or more days may require a permanent rental agreement, which will override these terms where inconsistent.

Bookings via Travel Agents or third-party platforms may also be subject to additional terms and conditions from those providers.

These terms integrate Alcyone’s Guest Registration and Confirmation Terms and Conditions.

2. Definitions

  • Advance Purchase Booking: A prepaid non-refundable booking.
  • Peak Season Booking: A booking falling during designated peak periods.
  • Long Stay Booking: A booking of 14 or more consecutive nights.
  • Standard Booking: All other bookings.
  • Booking Credit: Credit issued by Alcyone toward future stays.

3. Booking & Payment Terms

  • A valid credit card is required to secure all bookings.
  • By providing your credit card, you authorize charges for accommodation, cancellations, no-shows, damages, or incidentals. MOTO (Mail Order/Telephone Order) transactions may be used where necessary.
  • Cash payments require full prepayment and a $500 bond at check-in.
  • Surcharges: 1.1% (Visa/Mastercard), 1.98% (AMEX), plus $0.28 per transaction.
  • For Advance Purchase Bookings, payment in full is required at the time of booking and is non-refundable.

4. Cancellation & Amendments

  • Cancellations for Standard Bookings must be made by 2:00 PM at least 24 hours before arrival to avoid charges.
  • Late cancellations will incur a fee equal to the first night's stay.
  • No-shows are charged the full booking value unless prepayment terms differ.
  • Peak Season, Long Stay, and Advance Purchase bookings are subject to stricter cancellation terms as disclosed during booking.
  • Booking amendments are subject to availability and may incur fees.

5. Check-In, Check-Out & Identification

  • Check-in: 2:00 PM | Check-out: 11:00 AM.
  • Early check-in or late check-out must be pre-arranged and may incur additional fees.
  • Valid government-issued photo ID (Driver’s Licence or Passport) is required at check-in.
  • Guests under 18 must be accompanied by a responsible adult.

6. Security Bond & Authorisation

  • A pre-authorisation of up to $500 may be processed at check-in to cover incidentals and damage.
  • If paying by debit card: $250 bond applies. If paying by cash: $500 bond required.
  • The pre-authorised amount may affect your available balance until released by your bank.

7. Property Rules & Conduct

  • Strict no-party and no-smoking policies apply. Violations may result in eviction without refund.
  • Guests are liable for any damage or excessive cleaning required and associated costs will be charged.
  • All guests must comply with building by-laws including noise, waste disposal, parking, and use of common areas.

8. Parking & Pets

  • Car parking is a paid service and must be pre-booked. Availability is limited and not guaranteed. Guests park at their own risk. Alcyone assumes no responsibility for loss or damage to vehicles or contents.
  • Pets are not permitted unless pre-approved in writing. Additional cleaning fees and deposits apply. Guests are responsible for all pet-related damages.

9. Refunds & Booking Credit

  • Refunds, where applicable, are processed to the original method of payment and may take up to 7 business days.
  • Refunds exclude non-refundable transaction fees.
  • Booking Credit issued is valid for 12 months and may only be used for accommodation at Alcyone.

10. Facilities & Special Requests

  • Facilities vary by room type and may change without notice. Confirm availability prior to booking.
  • Special requests are noted but not guaranteed.

11. Third-Party Services & Travel Insurance

  • Alcyone is not liable for services or products provided by third parties.
  • We recommend travel insurance to cover cancellations, loss, or other travel-related risks.

12. Force Majeure & Liability

  • Alcyone is not responsible for delays or failure to perform due to events beyond its control, including natural disasters, strikes, pandemics, or government actions.
  • Alcyone’s liability is limited to re-performing the booked services or refunding the amount paid.

13. Privacy

  • Alcyone collects and uses personal information in accordance with the Australian Privacy Act.
  • Data may be shared with affiliated service providers for booking fulfillment and guest communications.
  • Guests can request access or correction of their data at any time. Refer to www.alcyone.com.au/privacy-policy for full details.

14. Jurisdiction

  • These Terms are governed by the laws of Queensland, Australia.
  • Any disputes arising are subject to the jurisdiction of Queensland courts.

15. Room Servicing

  • Note: Your booking does not include daily housekeeping service unless stated otherwise. Long Stay bookings include weekly servicing. A refresh service is available upon request and may incur additional charges.
  • Your booking does not include a daily room service unless explicitly stated in your rate plan.
  • Bookings under a Long Stay rate include weekly room servicing unless otherwise specified at the time of booking.
  • Additional refresh services may be arranged on request and charges may apply.
  • If the guest/s under a Long Stay Booking change partway through the stay, a full check-out service will be required and additional charges will apply.

16. Gift Cards

  • Gift Cards are non-refundable and cannot be redeemed for cash.
  • They are valid for 12 months from the date of issue and cannot be reloaded.
  • Lost or stolen Gift Cards will not be replaced or refunded.
  • Gift Cards can only be used for bookings in the same currency and jurisdiction where issued.
  • Gift Cards may only be used for accommodation charges and cannot be used for incidentals unless stated.

17. GST Treatment

Please note that GST is not charged on the accommodation portion of your stay, in line with relevant ATO rulings. Some components of your booking package (e.g., parking, meals, extras) may attract GST.

As a result, the GST amount shown on your tax invoice may not reflect a full 10% of the total booking cost. All rates are quoted inclusive of any applicable GST, where relevant.
